Getting started
Solo starts at K99/month for one property. You can draft leases, verify up to 3 payments per month and send signed agreements via WhatsApp. Plans scale up to Premier (K5,499/month for 100 properties), with Custom from K7,749/month for larger portfolios. Cancel anytime.
Most landlords have their first property, tenant and lease ready within 20 minutes. The setup wizard walks you through adding a property, creating a tenant profile and generating your first lease agreement. Tenant signing happens on their phone via a WhatsApp link.
No. Diaspora landlords can manage properties remotely and grant a local agent access to handle confirmations, inspections and tenant queries on the ground. The agent gets scoped access to only the properties you assign.
Manual entry is the starting point for all plans. The Portfolio plan and above includes a bulk import tool that accepts CSV files for properties and tenants. If you have existing records in a spreadsheet, contact support@tezeka.com and we can advise on the fastest migration path.
Payments
No. Tezeka is a verification and record-keeping tool, not a payment processor. Tenants pay you directly via MoMo, bank transfer or cash, then upload proof to WhatsApp. Tezeka reads the proof, flags anything that needs your attention, and you confirm. The money never touches Tezeka.
Any method that produces a digital record works: Airtel Money, MTN MoMo, Zambia National Bank, FNB, Stanbic, cash (with a receipt), or any other bank transfer. Tenants photograph or screenshot their confirmation and send it to your WhatsApp number. Tezeka reads whatever evidence they provide.
When a tenant sends proof via WhatsApp, Tezeka extracts the reference code, amount and sender from the image. It checks whether the reference matches the expected payment, flags any amount difference above 2% as a potential bank fee, and puts the result in your confirmation queue. You review and confirm, or dispute. The outcome is recorded against the lease.
Short payments are tracked separately as arrears. Tezeka records the shortfall, the date and the confirmed amount. The outstanding balance accumulates across months. When the tenant eventually settles, you mark it against the arrears record. This history is available in your payment analytics and in the tenant's WhatsApp summary.
Tenants and agreements
Tenants do not need a Tezeka account or app. They interact through your own business WhatsApp number, the same number they already use to contact you. They receive their signing link via WhatsApp, sign on their phone, and get the signed PDF back immediately. For ongoing queries, tenants message your business number to get their current balance, last confirmed payment, lease expiry date and maintenance request status. Everything visible to the tenant is controlled by what you share.
Residential houses, apartment units, commercial premises and agricultural or farm plots. Each type has its own lease template with the appropriate clauses. A farm lease covers crop seasons and land use. A commercial lease covers VAT and permitted use. Tezeka generates the right template based on the property type you set.
Newly finalized agreements carry an exact-file SHA-256 Tezeka Integrity Seal and a QR code linking to the stored agreement record. The QR page confirms the Tezeka record; uploading the PDF compares its bytes with Tezeka's stored final-file hash. This confirms integrity, not legal enforceability.
Yes. Signing links can be sent by SMS or email as well. The tenant opens the link in any browser on any device, reviews the agreement and signs. The signed PDF is delivered back to the channel you used to send the link.
Tax and reporting
Tezeka tracks every confirmed rent payment through the year and works out the rental tax due on your gross rent at the current ZRA rate, so the monthly figure and the filing deadline are always in front of you. It prepares the numbers and the evidence behind them; you still file with ZRA yourself.
No. ZRA rental income tax is charged on the gross rent you receive, so repairs and maintenance do not reduce it. Tezeka still records every maintenance cost with its vendor, date and receipt, because you need that for your own profit picture, for your accountant, and for any other return you file. We never subtract maintenance from your rental tax figure — it would understate what you owe.
Plans and data
Yes, from the Growth plan upward. Agents get scoped access to the properties you assign. They can handle confirmations, log maintenance, and communicate with tenants, but cannot see your billing, your full portfolio, or sensitive owner-level data. You can revoke agent access at any time.
Tezeka will prompt you to upgrade before you can add the next property. Upgrades take effect immediately: you pay only the difference for the rest of the current period, and your renewal date stays the same. Downgrades take effect at the end of the current billing period. If a downgrade would put you above the new limit, you choose which properties to archive first; archived records are never deleted, and they are restored if you upgrade again.
Yes. Payment history, lease PDFs, maintenance logs and tax summaries are all exportable. Signed agreements are always downloadable as PDFs. On paid plans you can export payment records as CSV. The annual business report (available from Portfolio) is formatted for sharing with a bank, accountant or co-investor.
Cancellation takes effect at the end of your current billing period. You keep full plan access until then, after which your account becomes read-only. Your data, agreements and payment records remain accessible, and you can resubscribe at any time. You may request deletion of non-legally-required personal data by contacting support@tezeka.com.
