Log it
- Open Maintenance, or use Log a repair in Quick Actions.
- Record the issue against the property, with a photograph of the problem.

Bring in a vendor
- Pick someone from Vendors. For a larger job, ask the vendor for a quote first so the owner can see the cost before work starts.
- Assign the job.
- If the visit needs the tenant at home, tell them before the date. The schedule flags visits where the tenant has not been told.
- Use Start work on the row when the vendor begins.

Close it with evidence
- Add an after photograph when the work is done, then close the issue.
- The tenant can confirm or dispute the repair from their own chat, and their answer goes on the record.
- Rate the vendor's work. Ratings help the owner choose who to call next time.
NoteBefore and after photographs are what settle a later argument about the work or the cost. Take them every time.
If something goes wrong
The tenant says the repair is not fixed.
Their answer keeps the issue open. Arrange a return visit with the vendor and update the record.
The vendor I need is not listed.
Vendors are added by the owner. Ask them to add the one you need under Vendors.
