Lease a whole plot to one tenant

Group several standalone properties on one plot, then lease the plot as a single tenancy under one consolidated rent instead of managing each property separately.

Before you start

  • The properties already added, ungrouped
  • Whether you want to charge the sum of each property's rent, or one fixed total

Group properties into a plot

  1. On Properties, choose New plot.
  2. Name the plot and pick the properties to group. Only ungrouped properties are offered.
  3. Save. The plot appears on Properties as one row you can expand to see each property inside it, with Manage to add or remove properties later.

Lease the whole plot

  1. On the plot's row, choose Lease as one.
  2. Pick how rent is worked out: Sum of units adds up each property's own rent, or One total lets you set a single figure for the whole plot.
  3. Set the frequency and due day, then save. The plot now has one consolidated tenancy instead of one per property.

NoteA plot lease is one contract over several properties. Everything downstream, reminders, confirmation, arrears, follows the plot as a whole rather than each property inside it.

If something goes wrong

A property will not join a plot.

Only ungrouped properties can be added. Check it is not already part of another plot.

I need to remove a property from a leased plot.

Open the plot's Manage control to change membership. Review the plot lease afterwards, since removing a property changes what a sum-of-units rent adds up to.
