Run a service charge
For a shared cost, security, cleaning, gardening, that gets split across the units it serves.
- On the property, choose Run service charge.
- Enter the total cost to split, what it is for, and the month and year, then Preview split.
- Check the preview: it shows each unit's share, its tenant, and how much falls on you for any unit that is empty.
- Choose Bill these charges to raise them. A period already billed is left untouched rather than billed twice.

Budget and recover against it
On a commercial or multi-tenant property, Budget lets you set what you planned to spend by category for the year, then compares it against what you have actually spent and actually recovered from tenants, so you can see at a glance whether you are ahead of, on, or behind your own plan.
Where rent includes a turnover component, Declare sales records each tenant's monthly gross turnover; a certified figure makes that month's turnover rent final, anything else stays provisional until it is.

Track levies you owe
- On the property, open Levies and choose Add levy.
- Pick the kind, an estate or body corporate levy, a council charge, or a one-off special levy for a capital improvement, then set the amount, frequency and who it is payable to.
- A special levy needs a total, so Tezeka has a balance to track; an ongoing levy can be left open-ended.
- Tick Recover this from tenants only if the lease actually allows it; a special levy pays for an improvement to your property, so recovering it needs the lease's say-so.
- As you pay it, choose Record payment on that levy. Tezeka keeps the running balance, what is paid, what is left, and whether you are behind.

Meters and utility recovery
- On the property, open Meters & utility recovery and choose Add meter.
- Set the utility, whether it is postpaid, the dial climbs, or prepaid, units count down, the meter number, and a rate per unit if you have one.
- Choose Record reading each time you read it, or Ask tenants on WhatsApp to have Tezeka request a reading directly; replies come back in automatically. Chase missing follows up only the tenants who have not sent one.
- Once two readings exist, Recharge turns the consumption between them into a charge for the tenant, with the full working, both readings, the rate and the days between, shown on the charge itself.
NoteA bulk meter feeding several sub-meters is reconciled automatically: Tezeka shows what the bulk meter used against what the sub-meters account for, and flags a gap worth checking as a leak, a bypass, or a stopped sub-meter.
If something goes wrong
A meter reading is lower than the last one.
Tezeka will not bill it as it stands. If the dial has genuinely wrapped around, set the meter's rollover value; otherwise check the reading before recording it again.
A service charge falls partly on me.
That is by design: an empty unit is not billed, so its share of the pool is shown as falling on you rather than silently dropped.
