Guardian

Flagship 01

The part of Tezeka that keeps watch over rent, leases, repairs and the rest.

Guardian spots problems early and suggests what to do next.

An overdue balance. An expiring agreement. A recurring repair. Guardian brings issues into view, explains the evidence and suggests the next step, within the controls you set.

Guardian monitoring is on every plan, Solo included.

Entry 01 · What it watches

The six things Guardian watches

Each watcher runs on its own, all the time. When one needs you, it arrives with the reason and the evidence, not just an alert.

  1. Rent

Balances that go overdue, counted in days, with what was owed and what came in.

    For example: Unit A-12 · 12 days overdue · K6,500 owed

  2. Payments

Proof of payment waiting for your review, so nothing sits unconfirmed.

For example: Proof of K4,800 waiting for review · 2 days

  3. Maintenance

Repairs left open, and the same fault returning to the same property.

For example: Third plumbing issue at Garden Court in six months

  4. Leases

Agreements nearing their end, so renewal is a decision rather than a surprise.

For example: Agreement for Unit B-3 ends in 30 days

  5. Occupancy

Active properties without an active tenancy.

For example: Kabulonga Flat 4A · vacant 18 days

  6. Compliance

Documents and filing dates, such as the monthly rental tax return.

For example: Rental tax return reminder for September

Examples use fictional records.

Entry 02 · How it works

How Guardian brings an issue to you

  1. It notices

A watcher sees something change: a date passes, a payment is missing, a fault repeats.

  2. It explains

It writes down why, with the evidence: days overdue, what was owed, what was paid.

  3. It suggests

One next step you can take from the same place, without hunting for the record.

  4. You decide

Send, snooze or resolve. How much it may do on its own is your setting.

Entry 03 · Your controls

Choose how much Guardian does on its own

Three levels. Guardian starts on Assist, where nothing happens without you. Change it whenever you like.

Guardian does this on its own

  • Watches rent, leases, repairs, payments, occupancy and compliance
  • Explains every issue, with its evidence
  • Suggests the next step

Guardian asks you first

Every reminder, repair, renewal and payment decision.

Whatever it does, Guardian Daily records what it decided and why.

Entry 04 · The briefingProfessional

A written summary of every month

In the first days of each month: what Guardian handled, what it applied, what still waits on you and what the coming month turns on. Read it in the app or on WhatsApp, and ask it follow-up questions.

Guardian briefing3 October

September summary

Nine of eleven rents are confirmed. Unit A-12 is 12 days overdue, and its reminders went out on schedule.

Garden Court reported its third plumbing fault in six months. It is worth finding the cause before booking another repair.

Waiting on you: one proof of payment to review, and the renewal decision for Unit B-3.

October turns on B-3. Its agreement ends on 31 October.

An example briefing with fictional records

Three lines it does not cross

  1. It never books a vendor whose past jobs cannot price the work.

  2. It never adds a late fee until you confirm it is in the tenancy terms.

  3. It never makes a consequential or legal decision for you.
