Property management software built for Zambia

Most property software is written for places where rent arrives by direct debit and tenants read email. Zambia works differently. Rent comes by mobile money, sometimes from a spouse’s phone, the proof arrives as a screenshot on WhatsApp, and the landlord checks it by scrolling through SMS. Tezeka is built for that.

Rent in Zambia does not arrive the way most software expects

A tenant pays by MoMo from her husband’s phone and sends the screenshot on WhatsApp. Another pays in two parts. A third sends the same screenshot twice. The landlord works out who has paid by scrolling through SMS and a chat thread, month after month.

Software built around bank feeds and email has nothing to hold on to here. Tezeka starts from the screenshot: it reads the amount and the reference, matches them to what is owed, and leaves the decision to you.

One month in Tezeka, from Lusaka to Livingstone

Your tenants keep paying the way they already do. Tezeka keeps the record from the proof they already send.

    Reminders go out on WhatsApp, each with the tenant’s reference for October.

    Mary sends her MoMo screenshot from her husband’s phone. The reference matches it to Flat 2.

  3. 2 Oct

    Flat 4 in Rhodes Park has not paid. It is flagged that morning.

  4. 5 Oct

    A late reminder goes to Flat 4 on schedule, without you.

  5. 14 Nov

    October’s rental income is totalled, ready for you or your accountant to file.

Chasing that happens without you

Reminders go out before rent is due, on the day, and after it is late, over WhatsApp rather than email. A late fee is only added once you have confirmed it is part of the tenancy terms.

You are not opening your phone to send any of it. You see the outcome.

Records that hold up when something is disputed

Leases are drafted, signed on a phone and kept with an exact file fingerprint and a QR record, so anyone can check that a copy has not been altered. Every payment decision is written to an audit trail.

Move in and move out photos are dated and kept with the tenancy, which is what a deposit dispute usually turns on.

Priced per unit, not per building

A unit is a place rent comes from. A standalone house is one unit, a block of six flats is six, and a room shared by students is one unit per bed. You are never charged for a building, only for the places that earn rent.

Solo starts at K99 a month for 1 unit, and every plan is set out on the pricing page.

Tezeka does not collect your rent

This is deliberate. Your tenants pay you directly, exactly as they do now. Tezeka records the payment, checks the evidence and keeps the paperwork straight. Your money never passes through us, so there is no float to lose and nobody standing between you and your income.

Does Tezeka collect my rent?

No. Your tenants pay you directly by MoMo, Airtel Money, bank transfer or cash. Tezeka checks the evidence and keeps the record.

Do my tenants need an app or an account?

No. Tenants use WhatsApp and a private signing link on their phone. They never need a Tezeka account.

Can I start with one property?

Yes. Solo covers 1 unit, and you can move up a plan as you add more.

Does it work outside Lusaka?

Yes. Tezeka works wherever your tenants have a phone, from Kitwe and Ndola to Livingstone and Chipata, and wherever you live.
