Rental income tax in Zambia, for landlords
Rental income tax is one of the few obligations that punishes disorganisation more than it punishes the amount owed. The rates are not the hard part. The hard part is producing twelve months of records in the week you are asked for them.

It is filed monthly, not yearly
Rental income tax is returned monthly, by the 14th of the following month. This is the detail landlords most often get wrong, usually because income tax elsewhere in their life is yearly. Missed months pile up quietly and surface together.

The bands
Rental income is charged in bands: nil on the lowest slice, then 4%, then 16% on income above the upper threshold. Which band applies depends on your yearly rental income, not on the rent of any one unit, so a landlord with several modest units can sit in a higher band than one with a single expensive let.
Because the band depends on the total, adding a unit partway through the year can change the rate applied to everything. Working it out monthly, instead of discovering it at the end of the year, is the difference between a manageable number and a surprise.
Tenants no longer withhold tax on rent
Landlords still often ask whether their tenants should be withholding tax on rent and paying it over. That obligation was abolished. The liability sits with the landlord, and rent should be received in full.
If you are working from older guidance, or advice given a few years ago, this is the point most likely to be out of date.
The records that matter
What ZRA is interested in is evidence: what was charged, what was actually received, when, and from whom. A signed lease shows the charge. A dated payment record with a reference shows the receipt.
